Booking Terms & Conditions
  1. We respectfully remind guests that a reservation constitutes a contract.
  2. Room rates, special offers, and tariffs are subject to change at the company’s discretion. We reserve the right to modify pricing, introduce special rates, or withdraw offers at any time without prior notice. Rates quoted at the time of inquiry or booking are only guaranteed upon confirmation and payment where applicable. The hotel is not bound by previously advertised or quoted rates for future bookings.
  3. If you have booked through a third-party platform (such as booking.com) please refer to the cancellation policy stated on that platform, as their terms may differ from ours. We are unable to override or modify the terms set by third-party booking site.
  4. If you booked with us directly the following terms apply-  
    1. A non refundable deposit equal to the first nights stay is required to secure a booking.
    2. Full booking balance must be paid at least 1 day before arrival and will be automatically taken from the payment details provided at booking.
    3. If the booking is cancelled less than 30 days before arrival then a charge equal to the full booking amount will be made.
    4. If the booking is cancelled 30 or more days before arrival then a charge equal to the first night of the stay will be made.
    5. We regret that there can be no allowance or reduction for cancellation or curtailment of holidays, for whatever reason. Please insure your trip.
  5. Weekends are generally sold on a three night minimum stay basis. Midweeks are generally sold on a two night minimum. During peak season and holiday periods both weekends and midweeks are generally sold on a three night minimum.
  6. Group bookings larger than 3 rooms are at our discretion, we generally do not allow group bookings of more than 3 rooms.
  7. All room prices start based on two adults sharing a double / twin room.
  8. We reserve the right to amend the tariff without prior notice.
  9. We are a non-smoking establishment. Those who choose to ignore this policy will be automatically charged £100 for specialist cleaning of the room.
  10. The use of our free WiFi is subject to agreeing to our terms of service.
  11. Anyone under the age of 16 must be accompanied by an adult at all times. In particular, they cannot be left in the bedroom or the pool area on their own.
  12. Children are not allowed in the Garden Suite or Room 10.
  13. All dogs must be kept on leads whilst on the premises. 
  14. We operate a fully pet-friendly accommodation policy, and all guest rooms and common areas are accessible to pets. 
Winter Offer Terms & Conditions

  3. The Winter Offers are only available when booking directly with us either via our website or over the phone. They are not available via third party sites, such as Booking.com.
  4. The Winter Offers are only available between specific dates.
  5. All main holidays, including half terms, Christmas and New Year and special events such as Ambleside Christmas Lights are Excluded.
